To je jedna z hlavn\u00edch ot\u00e1zek, kterou v posledn\u00ed dob\u011b \u010dasto sl\u00fdch\u00e1v\u00e1m od na\u0161ich klient\u016f. <\/p>\n<p>Nemovitosti se neprod\u00e1vaj\u00ed za des\u00edtky ani za stovky tis\u00edc. V\u011bt\u0161inou se n\u00e1m stane, \u017ee klienti maj\u00ed najednou velk\u00fd bal\u00edk pen\u011bz. N\u011bkolik milion\u016f korun. A je pot\u0159eba se k tomu zodpov\u011bdn\u011b postavit.<\/p>\n<p>Proto\u017ee byli zvykl\u00ed, \u017ee dlouhodob\u011b ty pen\u00edze maj\u00ed n\u011bkde ulo\u017een\u00e9. V n\u011bjak\u00e9m aktivu. V nemovitosti. A najednou jim le\u017e\u00ed v hotovosti.<\/p>\n<p>J\u00e1 jsem Honza Val\u00e1\u0161ek. M\u00e1m na starosti rozvoj digit\u00e1ln\u00edho investi\u010dn\u00edho poradenstv\u00ed v r\u00e1mci na\u0161\u00ed platformy eFrank.cz.  A i p\u0159es sv\u016fj mlad\u00fd v\u011bk se v investic\u00edch pohybuji u\u017e skoro 10 let. A za tu dobu mi pod rukama pro\u0161lo v\u00edce ne\u017e 500 investi\u010dn\u00edch pl\u00e1n\u016f.<\/p>\n<h2>Prodej investi\u010dn\u00edho bytu<\/h2>\n<p>Zhruba 2 m\u011bs\u00edce zp\u00e1tky jsem mluvil s jedn\u00edm na\u0161\u00edm klientem Tom\u00e1\u0161em, kter\u00fd prodal sv\u016fj byt. Bylo to zhruba za 6 mil. korun. A bylo to proto, \u017ee u\u017e s t\u00edm bytem necht\u011bl m\u00edt ty starosti, kter\u00e9 s nemovitost\u00ed jsou standardn\u011b spojen\u00e9. Pokud na to nevyu\u017e\u00edv\u00e1te n\u011bjakou extern\u00ed firmu.<\/p>\n<p>\u010casto zmi\u0148oval, \u017ee je t\u011b\u017ek\u00e9 vybrat dobr\u00e9ho n\u00e1jemn\u00edka. A je t\u011b\u017ek\u00e9 s t\u011bma lidmi komunikovat tak, aby plnili svoje z\u00e1vazky. Mus\u00edte se o tu nemovitost starat, jako o ka\u017edou jinou nemovitost. Mus\u00edte ji opravovat. Mus\u00edte do n\u00ed investovat. D\u011blat r\u016fzn\u00e9 opravy.<\/p>\n<p>A to jsou v\u011bci, kter\u00e9 on u\u017e necht\u011bl \u0159e\u0161it. A proto se rozhodl, \u017ee tu nemovitost prod\u00e1. A vyu\u017eije ty pen\u00edze jinak.<\/p>\n<p>Nejsem expert na investov\u00e1n\u00ed do nemovitost\u00ed. Netrouf\u00e1m si \u0159\u00edct, jestli jsou nadhodnocen\u00e9, nebo podnodnocen\u00e9. Ale s v\u00fdnosem, kter\u00fd Tom\u00e1\u0161 po prodeji tohoto bytu v Ji\u017en\u00edch \u010cech\u00e1ch z\u00edskal, byl spokojen\u00fd. A najednou st\u00e1l p\u0159ed ot\u00e1zkou, co s t\u00edm bal\u00edkem pen\u011bz, kter\u00fd mu dorazil, co s t\u00edm ud\u011blat.<\/p>\n<p>Tom\u00e1\u0161 na konci roku 2018 pro\u0161el na\u0161\u00edm vzd\u011bl\u00e1vac\u00edm programem InvestGuru.cz. A zjistil, \u017ee existuj\u00ed i jin\u00e9 formy investice, se kter\u00fdmi se doposud nesetkal. A i to mohlo b\u00fdt jedn\u00edm z impulz\u016f,<br \/>\npro\u010d se rozhodl tady tu investi\u010dn\u00ed nemovitost prodat.<\/p>\n<p>Poprv\u00e9 jsme s Tom\u00e1\u0161em mluvil je\u0161t\u011b p\u0159ed t\u00edm, ne\u017e tady tu nemovitost prodal. A kdy\u017e u\u017e jsme spolu mluvili podruh\u00e9, tak mi \u0159\u00edkal: <em>\u201eM\u00e1m tady v\u011bt\u0161\u00ed obnos pen\u011bz, proto\u017ee jsem prodal nemovitost za 6 milion\u016f korun.\u201c<\/em><\/p>\n<p>A proto m\u011b znova oslovil, aby se poradil, co s t\u00edm ud\u011blat. A Tom\u00e1\u0161 mi \u0159\u00edkal: <em>\u201eJ\u00e1 jsem byl zvykl\u00fd na to, \u017ee ten m\u016fj byt mi vyn\u00e1\u0161el n\u011bjak\u00fd pravideln\u00fd p\u0159\u00edjem. V podob\u011b n\u00e1jmu.\u201c<\/em><\/p>\n<p>A j\u00e1 mu \u0159\u00edk\u00e1m: <em>\u201eTom\u00e1\u0161i, investice m\u016f\u017ee ud\u011blat to sam\u00e9. M\u016f\u017eou v\u00e1m n\u00e9st stejn\u00fd p\u0159\u00edjem, tak jako nemovitosti nesou n\u00e1jem. Tak investice v\u00e1m tak\u00e9 mohou n\u00e9st v\u00e1\u0161 pravideln\u00fd p\u0159\u00edjem.\u201c<\/em><\/p>\n<h2>Pasivn\u00ed p\u0159\u00edjem z finan\u010dn\u00edch aktiv<\/h2>\n<p>M\u016f\u017ee to fungovat \u00fapln\u011b stejn\u011b jako u t\u011bch nemovitost\u00ed, kde jsme zvykl\u00ed, \u017ee n\u00e1jemce plat\u00ed n\u00e1jem. <\/p>\n<p>Tak u finan\u010dn\u00edch investic jsme zvykl\u00ed na to, \u017ee firmy vyd\u011bl\u00e1vaj\u00ed. Maj\u00ed zisky. A ty zisky rozd\u011bluj\u00ed zp\u00e1tky mezi n\u00e1s, akcion\u00e1\u0159e. Majitele t\u011bch firem. <\/p>\n<p>Tak\u017ee kdy\u017e si koup\u00edm n\u011bjakou akcii, firma vyd\u011bl\u00e1v\u00e1, j\u00e1 se pod\u00edl\u00edm na jej\u00edm zisku. A jsem p\u0159\u00edjemcem n\u011bjak\u00e9ho pasivn\u00edho p\u0159\u00edjmu.<\/p>\n<p>N\u011bkter\u00e9 firmy, nemus\u00ed to b\u00fdt samoz\u0159ejm\u011b v\u0161echny, ale n\u011bkter\u00e9 firmy rozd\u011bluj\u00ed ten sv\u016fj zisk ve form\u011b, kter\u00e9 \u0159\u00edk\u00e1me \u201edividenda\u201c.<\/p>\n<p>A ta dividenda, to je \u00fapln\u011b to sam\u00e9, na co byl Tom\u00e1\u0161 zvykl\u00fd, kdy\u017e \u010derpal to n\u00e1jemn\u00e9 od toho n\u00e1jemn\u00edka z bytu.<\/p>\n<p>Tak dividenda je \u00fapln\u011b ten sam\u00fd pasivn\u00ed p\u0159\u00edjem, kter\u00fd chod\u00ed pravideln\u011b podle toho, jak se t\u00e9 firm\u011b da\u0159\u00ed. <\/p>\n<p>A stejn\u011b tak jak n\u011bkdy nem\u00e1te nemovitost obsazenou, tak n\u011bkter\u00e1 firma nemus\u00ed vyplatit dividendu.<\/p>\n<p>Ale je to pom\u011brn\u011b st\u00e1l\u00fd p\u0159\u00edjem. Z toho, \u017ee dr\u017e\u00edte n\u011bjak\u00e9 akcie.<\/p>\n<p>Ten rozd\u00edl mezi n\u00e1jmem z nemovitosti a tou dividendou je v t\u00e9 pracnosti. <\/p>\n<p>U dividendy se nemus\u00edte starat o n\u00e1jemn\u00edka. Nemus\u00edte se starat o nemovitost. Postar\u00e1 se o to za v\u00e1s n\u011bkdo jin\u00fd. A je to management t\u00e9 spole\u010dnosti jej\u00ed\u017e akcie vlastn\u00edte. Ta v\u00fd\u0161e t\u011bch dividend nemus\u00ed b\u00fdt zas o tolik odli\u0161n\u00e1 od v\u00fd\u0161e toho n\u00e1jemn\u00e9ho.<\/p>\n<p>A samoz\u0159ejm\u011b i dividendy maj\u00ed svoje v\u00fdhody i nev\u00fdhody. Co\u017e vyd\u00e1 na vlastn\u00ed video. Tak\u017ee se tomu m\u016f\u017eeme v\u011bnovat n\u011bkdy p\u0159\u00ed\u0161t\u011b.<\/p>\n<p>Poj\u010fme zp\u00e1tky k tomu, o \u010dem jsme mluvili s Tom\u00e1\u0161em. <\/p>\n<h2>Co tedy s pen\u011bzi<\/h2>\n<p>Tom\u00e1\u0161 mezi t\u00edm u\u017e za\u010dal realizovat sv\u016fj investi\u010dn\u00ed pl\u00e1n s eFrankem. A pak za n\u00e1mi p\u0159i\u0161el a \u0159ekl n\u00e1m: <em>\u201eProdal jsem tady tu svoj\u00ed nemovitost, m\u00e1m v\u011bt\u0161\u00ed bal\u00edk pen\u011bz. Co s t\u00edm ud\u011bl\u00e1me?\u201c<\/em><\/p>\n<p>A pro n\u00e1s to byla standardn\u00ed situace. Kdy Tom\u00e1\u0161 u\u017e m\u011bl sv\u016fj investi\u010dn\u00ed pl\u00e1n. Tak\u017ee jsme ten investi\u010dn\u00ed pl\u00e1n zaktualizovali. A dali do n\u011bj ten aktu\u00e1ln\u00ed pohled, aktu\u00e1ln\u00ed situaci po tom prodeji t\u00e9 nemovitosti.<\/p>\n<p>A sledovali jsme s Tom\u00e1\u0161em budov\u00e1n\u00ed toho v\u00fdnosov\u00e9ho portfolia, kter\u00e9 supluje tu nemovitost.<\/p>\n<p>Na z\u00e1klad\u011b tady t\u00e9 aktualizace investi\u010dn\u00edho pl\u00e1nu Tom\u00e1\u0161 dostal p\u0159esn\u00fd seznam investi\u010dn\u00edch produkt\u016f, do kter\u00fdch investovat.<\/p>\n<p>Nyn\u00ed jsme ve f\u00e1zi, kdy Tom\u00e1\u0161 postupn\u011b za\u010d\u00edn\u00e1 budovat to svoje v\u00fdnosov\u00e9 portfolio. A u\u017e zhruba za 3 m\u011bs\u00edce by mohl poprv\u00e9 \u010derpat dividendy. Pr\u00e1v\u011b tady z toho v\u00fdnosov\u00e9ho portfolia.<\/p>\n<p>D\u016fle\u017eit\u00e1 v\u011bc, na kterou je pot\u0159eba upozornit je, \u017ee Tom\u00e1\u0161 najednou z\u00edskal v\u011bt\u0161\u00ed sumu pen\u011bz. A ani Tom\u00e1\u0161 ani ostatn\u00ed na\u0161i klienti neinvestuj\u00ed nikdy takovouhle velkou sumu najednou. V\u017edycky d\u016fsledn\u011b rozkl\u00e1d\u00e1me ty investice v \u010dase. Tak aby, kdyby do\u0161lo na trhu k n\u011bjak\u00fdm v\u00fdkyv\u016fm, a\u0165 u\u017e nahoru nebo dol\u016f, tak abychom byli na tu situaci p\u0159ipraven\u00ed.<\/p>\n<p>A mohli s tou situac\u00ed n\u011bjak\u00fdm zp\u016fsobem operovat a vyu\u017e\u00edt ji.<\/p>\n<p>A to ponau\u010den\u00ed, kter\u00e9 z toho plyne? Kter\u00e9 si z toho beru j\u00e1 a kter\u00e9 chci p\u0159edat ostatn\u00edm klient\u016fm, i v\u00e1m?<\/p>\n<p>I kdy\u017e prod\u00e1te svoji nemovitost a byli jste zvykl\u00ed na n\u011bjak\u00fd pasivn\u00ed p\u0159\u00edjem, na n\u00e1jem, tak se pro v\u00e1s nemus\u00ed nic zm\u011bnit. M\u016f\u017eete si sestavit takov\u00e9 investi\u010dn\u00ed portfolio, kter\u00e9 m\u016f\u017ee tu funkci toho n\u00e1jemn\u00e9ho suplovat. A vy m\u016f\u017eete pokra\u010dovat d\u00e1l tak, jak jste byli zvykl\u00ed.<\/p>\n<p>Ale je pot\u0159eba d\u011blat ty v\u011bci d\u016fsledn\u011b, opatrn\u011b. Je pot\u0159eba je d\u011blat v souladu s va\u0161\u00edm investi\u010dn\u00edm pl\u00e1nem.
