A t\u011bch nemovitost\u00ed bych m\u011bl m\u00ed\u0148. <\/p>\n<p>Ale nikdy bych nem\u011bl jenom finan\u010dn\u00ed aktiva. To si mysl\u00edm, \u017ee nen\u00ed \u00fapln\u011b rozumn\u00e9.<\/p>\n<p>Zase n\u011bkdo, mo\u017en\u00e1 moje \u017eena, kterou zase bav\u00ed v\u00edc ty nemovitosti, tak by zase m\u011bla v\u00edc t\u011bch nemovitost\u00ed. A mo\u017en\u00e1 m\u00ed\u0148 finan\u010dn\u00edch aktiv.<\/p>\n<p>Proto\u017ee prost\u011b zase ji v\u00edc bav\u00ed ty nemovitosti.<\/p>\n<p>Tak\u017ee mysl\u00edm si ta kombinace je to, co je skute\u010dn\u011b spr\u00e1vn\u00e9. <\/p>\n<h2>\u010c\u00edm za\u010d\u00edt? Nemovitostmi nebo finan\u010dn\u00edmi aktivy?<\/h2>\n<p>V\u011bt\u0161ina lid\u00ed za\u010d\u00edn\u00e1 nemovitostmi na pron\u00e1jem. Ale to m\u00e1 jednu velkou nev\u00fdhodu.<\/p>\n<p>Ta nemovitost je velk\u00e1. Je to velk\u00e1 investice najednou. Tud\u00ed\u017e nelze ji moc diverzifikovat.<\/p>\n<p>Kdy\u017e si koup\u00edte prvn\u00ed byt v Praze, ten vyjde mo\u017en\u00e1 na 3 &#8211; 4 miliony dneska. A koup\u00edte si jeden byt. S jedn\u00edm n\u00e1jemn\u00edkem. V jednom m\u00edst\u011b. <\/p>\n<p>A to je \u0161patn\u00e1 diverzifikace.<\/p>\n<p>Kdy\u017e budete budovat finan\u010dn\u00ed aktiva, tak tam u\u017e m\u016f\u017eete v r\u00e1mci finan\u010dn\u00edch aktiv diverzifikovat i s mnohem men\u0161\u00edm majetkem.<\/p>\n<p>Tak\u017ee to si mysl\u00edm, \u017ee je mnohem rozumn\u011bj\u0161\u00ed zp\u016fsob za\u010d\u00edt s finan\u010dn\u00edmi aktivy. Postupn\u011b je budovat. A jakmile m\u00e1te dostate\u010dn\u00fd objem, tak zhruba ve stejn\u00e9m objemu za\u010d\u00edt investovat t\u0159eba do t\u00e9 nemovitosti na pron\u00e1jem.<\/p>\n<p>Ale zase.<\/p>\n<p>Je to v\u0161echno individu\u00e1ln\u00ed. N\u011bkomu v\u00edc vyhovuje tohle, n\u011bkomu v\u00edc tohle. <\/p>\n<p>Ale mysl\u00edm si, \u017ee poradensky spr\u00e1vn\u011b v\u00edc a l\u00e9pe je prvn\u00ed za\u010d\u00edt s finan\u010dn\u00edmi aktivy.<\/p>\n<h2>Co to znamen\u00e1 individu\u00e1ln\u00ed?<\/h2>\n<p>Je to individu\u00e1ln\u00ed podle toho, co v\u00e1s v\u00edc bav\u00ed.<\/p>\n<p>Jestli to m\u00e1te \u00fapln\u011b stejn\u011b jako j\u00e1, tak jd\u011bte do finan\u010dn\u00edch aktiv. Prvn\u00ed vybudujte za milion, za dva, finan\u010dn\u00ed aktiva. <\/p>\n<p>Pak vlo\u017ete milion, dva, vlastn\u00edch pen\u011bz postupn\u011b do nemovitost\u00ed.<\/p>\n<p>Pokud tam nem\u00e1te tu preferenci, tak tohle je podle m\u011b poradensky spr\u00e1vn\u00fd p\u0159\u00edstup.<\/p>\n<p>Ale pokud m\u00e1te tu preferenci, a to je ot\u00e1zka individu\u00e1ln\u00ed, tady \u0159ekl bych vnit\u0159n\u00ed. prost\u011b n\u011bkdo m\u00e1 pocit, \u017ee ty nemovitosti jsou to spr\u00e1vn\u00e9 a \u017ee si na n\u011b pot\u0159ebuje \u0161\u00e1hnout, tak za\u010dn\u011bte nemovitostmi. To je jasn\u00e9.<\/p>\n<p>Pokud nem\u00e1te preferenci, tak si mysl\u00edm, \u017ee je rozumn\u011bj\u0161\u00ed za\u010d\u00edt finan\u010dn\u00edmi aktivy. A teprve potom tam ty nemovitosti p\u0159idat.<\/p>\n<p>Prost\u011b za\u010dn\u011bte budovat majetek. Kdy\u017e budete budovat majetek, kter\u00fd p\u0159in\u00e1\u0161\u00ed pr\u016fb\u011b\u017en\u00fd v\u00fdnos, tak ono se v\u00e1m to jednoho dne vr\u00e1t\u00ed.<\/p>\n<h2>Kupovat nemovitosti na p\u00e1ku?<\/h2>\n<p>Nemovitosti nen\u00ed \u0161patn\u00e9 kupovat na \u00fav\u011br, pokud jsou \u00fav\u011bry levn\u00e9. Tak\u017ee je v\u017edycky pot\u0159eba pod\u00edvat se, jak drah\u00e9 jsou ty \u00fav\u011bry.<\/p>\n<p>Pokud ty \u00fav\u011bry jsou levn\u00e9 jako jsou v dne\u0161n\u00edch dob\u00e1ch, tak je skv\u011bl\u00e9 pou\u017e\u00edt p\u00e1ku. <\/p>\n<p>Do nemovitosti d\u00e1t jenom p\u016fl milionu nebo milion vlastn\u00edch zdroj\u016f a zbytek si koupit t\u0159eba na \u00fav\u011br.<\/p>\n<p>S pen\u011bzi, kter\u00e9 v\u00e1m z\u016fstanou, tak vyd\u011bl\u00e1vat n\u011bkde jinde v\u00edc, ne\u017e v\u00e1s stoj\u00ed ten \u00fav\u011br.<\/p>\n<p>A to je asi to nejd\u016fle\u017eit\u011bj\u0161\u00ed, kdy\u017e posuzujete jestli \u00fav\u011br nebo ne.<\/p>\n<p>Um\u00edte pen\u00edze, kter\u00e9 v\u00e1m zbydou zhodnotit n\u011bkde l\u00e9pe?<\/p>\n<p>No kdy\u017e v\u00e1s \u00fav\u011br stoj\u00ed 2 % nebo 3 %, tak by to dlouhodob\u011b m\u011blo b\u00fdt mo\u017en\u00e9.
